TERMS CONDITIONS:
· Prices above do not include 13% Florida State Tax. A minimum deposit of $350 must be received before a reservation will be held. Bookings with less than 30 days till your arrival require the entire amount be paid.
· Personal Checks accepted not less than 30 days prior to arrival. Otherwise PayPal, Certified Checks or Money Orders will be accepted.
· A refundable $350 Security/Breakage Deposit is required. It will be returned, within 3 weeks after departure, when we have confirmation that the accommodation, fixtures, etc. are in the same condition as when you arrived and vacated on the correct day/time.
· There is a $100 cleaning fee which I will waive on all rentals of 7 days or more.
· Check in time is 4:00pm, Check Out Time is NLT 10:00am
· The Garage is not available for parking in this unit.
· I will not rent to anyone under 23 years of age.
· In the event of circumstances beyond our control requiring us to cancel a reservation, ie including Acts of God, civil disturbances, riots, flood, drought, fire and legislation, only repayment of any monies paid in respect of the reservation will be made. We will do everything in our power to find suitable alternative accomodations, however, we can not accept liability whatsoever in respect to any loss or damage sustained by the renter in these circumstances.
Summary of My Selling Policies
Payment A minimum deposit of $350 must be received before a reservation will be held.
Bookings with less than 30 days before your arrival require the entire amount be paid.
Personal Checks accepted NOT less than 30 days prior to arrival. Less than 30 Days, Paypal is preferred. If you do not use PayPal, only Certified Checks will be accepted.
Fees A Refundable $350 Security/Breakage deposit which will be returned, within 3 weeks, when we have confirmation that the accommodation, fixtures, etc. are in the same condition as when you arrived and vacated on the correct day/time.
All rentals are subject to the 13% Florida State Tax.
There is a $100 Cleaning Fee on all rentals less than 7 days in length.
Standard Pool Heat 80-84 degrees is a $25/day charge and for your comfort should be ordered prior to arrival.

Refunds Returns
If you are compelled to cancel your reservation, you must inform us by telephone and immediately confirm your cancellation to us in writing. In this event if you cancel your reservation 8 or more weeks before arrival, there is a cancellation charge of $150.00, 6 - 8 weeks before arrival there is a cancellation charge of 50%, 4 - 6 weeks before arrival there is a cancellation of 75%, 0 - 4 weeks before arrival there is a cancellation charge of 100%. I will always refund the Security Deposit on a cancellation.
